What is NHG?

The National Mortgage Guarantee (NHG) is a safety net for home owners. If you have to sell your home because of divorce, unemployment, disability or the death of your partner, and a debt remains after the sale, NHG can waive that residual debt under certain conditions. NHG is run by the Homeownership Guarantee Fund (Stichting Waarborgfonds Eigen Woningen).

Because the lender takes less risk, you almost always get a lower interest rate with NHG. Over the term, that saving is often much larger than the one-off cost.

You qualify for NHG

€70,000 below the limit.

One-off guarantee fee: €1,600 (deductible).

What does NHG cost?

You pay a one-off guarantee fee of 0.4% of the mortgage amount. For a €400,000 mortgage that is €1,600. The fee is deductible in the year of purchase.

When is NHG worth it?

If your mortgage is below the limit, NHG is almost always worth it: the rate discount usually earns back the fee within a few years, and you get the safety net as well. NHG is sometimes possible when refinancing or renovating too. Read also what buying a home costs.

Frequently asked questions

Can I get NHG if the price is above the limit?

The limit applies to the mortgage, not the price. If you bring in your own money so the mortgage stays below the limit, NHG is possible.

Is the NHG fee deductible?

Yes, as financing costs in the year you take out the mortgage.

Does the NHG limit change every year?

Yes. The limit follows the average house price and is set again each year. In 2026 it is €470,000.
